Mumbai’s luxury housing market is entering 2026 with strong momentum, supported by rising incomes, limited availability of premium land, changing lifestyle preferences and growing interest in larger, better-located homes. While the broader residential market has seen periods of moderation, the premium and luxury segments have continued to attract buyers willing to spend substantially more for location, privacy, space and quality.


The latest numbers underline the scale of this demand. According to CRE Matrix and India Sotheby’s International Realty, Mumbai recorded 957 luxury home transactions worth ₹18,512 crore in the first half of 2026. The transaction value was 12% higher than the ₹16,518 crore recorded in the same period of 2025, while the number of transactions increased 26% year-on-year. The report defines luxury homes as properties priced at ₹10 crore and above.


The premium housing story is not limited to ultra-luxury homes. JLL reported that homes priced at ₹1 crore and above accounted for about 62% of residential sales across India during January-September 2025, compared with 52% during the same period a year earlier. Mumbai, along with Bengaluru and Pune, remained one of the major markets contributing to residential demand.


Rising Wealth Is Supporting Premium Home Purchases

One of the biggest factors behind premium housing sales is the growth in the number of buyers with greater purchasing power.

Mumbai is home to a large base of business owners, senior professionals, entrepreneurs, investors and high-net-worth individuals. For these buyers, a home costing several crores is not necessarily viewed in the same way as an ordinary housing purchase.


Instead, the property can serve multiple purposes. It can be a primary residence, a second home within the city, a long-term asset for the family or a way to own property in one of Mumbai’s established neighbourhoods.


The recent rise in ultra-luxury transactions provides a clear indication of this purchasing capacity. JLL reported in 2025 that 49 homes priced at ₹100 crore or more had been sold across Mumbai and Delhi-NCR over the preceding three years, with Mumbai accounting for 69% of those transactions.


Recent individual transactions have also highlighted the scale of the market. In September 2026, an entire 63,000-square-foot residential tower in Juhu was reportedly purchased for ₹711 crore, illustrating the kind of high-value transactions taking place at the very top end of Mumbai's property market.


Buyers Are Looking for More Space

Space has become one of the strongest selling points in Mumbai luxury housing.

Mumbai is a city where land is limited and residential space is expensive. As a result, larger apartments in well-established locations command a significant premium.

Data from the Mumbai Luxury Housing Report for H1 2026 shows that apartments between 2,000 and 4,000 sq ft accounted for 58% of primary luxury housing sales by unit volume. Homes larger than 4,000 sq ft represented a smaller share of transactions but contributed more than 25% of total luxury sales value.

This shows that buyers are prepared to pay for usable space rather than simply focusing on the number of rooms.


Location Remains a Major Driver

Location continues to play a central role in Mumbai’s luxury property market.

Neighbourhoods such as Worli, Bandra, Juhu, Malabar Hill, Prabhadevi, Lower Parel and parts of South Mumbai have long been associated with premium housing. These locations offer proximity to business districts, established social infrastructure, high-end retail, restaurants, schools, entertainment and transport links.


More importantly, prime land in many of these areas is extremely limited. This creates a natural restriction on supply.

The H1 2026 luxury housing data showed that the top 10 luxury localities accounted for around 80% of the value of primary luxury home sales in Mumbai. Worli emerged as a particularly active market, recording 159 luxury apartment sales during the first half of 2026 compared with 35 in H1 2025.


This concentration also explains why premium housing demand can remain strong even when the wider property market is not growing at the same pace.

For example, the Coastal Road has strengthened connectivity in areas of South Mumbai, while ongoing transport improvements are expanding the number of locations that can command premium pricing. Developers are therefore looking beyond just the apartment itself and focusing on the surrounding neighbourhood and its future connectivity.


Luxury Buyers Want More Than a Bigger Apartment

The meaning of luxury housing has also changed.

JLL’s research on India’s ultra-luxury segment found that apartments accounted for 65% of ultra-luxury deals, compared with 35% for bungalows. This indicates that luxury buyers are increasingly willing to choose high-end apartment developments when they offer privacy, amenities and a premium residential experience.

At the top end of the market, price growth has remained notable. Knight Frank's latest prime residential index, reported in September 2026, showed Mumbai's prime home prices rising 6.2% year-on-year, placing the city among the faster-growing major luxury housing markets globally.

Not every luxury property buyer is purchasing purely for personal use.

Some buyers are looking at premium homes as long-term investments. The combination of limited supply, established locations and strong demand from wealthy residents can make high-end properties attractive to investors with longer investment horizons.


However, the investment case varies considerably between properties. Location, building quality, maintenance costs, rental demand, resale liquidity and the price paid at purchase can all influence future returns.

The increasing value of transactions also means investors are becoming more selective. Instead of simply purchasing the most expensive property available, many are focusing on homes that offer a combination of location, quality and scarcity.

The trend continued into 2026. JLL reported that residential sales across India's top seven cities increased 8% year-on-year in Q1 2026, with properties priced above ₹1 crore recording particularly strong growth. Homes in the ₹1.5-3 crore category saw a 67% increase in sales compared with Q1 2025.


For Mumbai, the luxury segment is operating at an even higher level. The record ₹18,512 crore of ₹10 crore-plus home transactions in H1 2026 shows how strongly the city's premium property market is being supported by high-value buyers.
