Look up an older Bengaluru apartment project on the RERA Karnataka website and there is a good chance it says Project Status: Ongoing, with a completion date years in the past and a construction figure stuck at 40 or 50 percent. It looks like a badly delayed project. Usually it isn't — the page simply hasn't been updated.
The short answer
- We read all 4,057 Bengaluru Urban project pages on the RERA Karnataka register. 1,322 are marked Ongoing, 676 Completed and 2,041 New Project Launch.
- Of the 750 Ongoing projects that show a completion date, 709 (95%) are past it — 346 of them since 2018 or 2019. Only 77 Ongoing projects have a formal extension date on the page, and 44 of those extensions have also passed.
- But 75 of the 80 overdue registrations we could match to a project with its own independent record are ready to move in — people live there. Examples: Brigade Panorama, Purva Westend, Sobha Indraprastha, Prestige Kew Gardens.
Why finished projects still say "Ongoing"
The status, the completion date and the percentage of work done are what the promoter entered on the registration. They change only when the promoter files an update. Many projects registered in 2017–2019, the first years of RERA in Karnataka, were completed without the page ever being moved to Completed. The "extent of development" figure — a median of 52% on these overdue pages — is usually the figure declared at registration, not today's progress.

How to check a project yourself
- Do not read "Ongoing" as "delayed". Check whether the building has an occupancy certificate (OC) issued by the local authority (in Bengaluru, the city corporation — formerly BBMP — or BDA/BMRDA, depending on the area). An OC is the real sign that construction is finished.
- Open the project's documents on the RERA page. Quarterly progress reports and uploaded certificates are more recent than the summary fields at the top.
- Buying in an under-construction project? Then the dates matter. Compare the proposed completion date with any "Further Extension Date" — an extension means the promoter formally asked for more time.
- Buying resale in an older project? A stale RERA page is common and is not a red flag on its own; the OC, the khata and the title documents are what to verify.
How we worked this out
We downloaded every Bengaluru Urban project detail page from rera.karnataka.gov.in in September 2026 and read the Project Status, Proposed Project Completion Date, Further Extension Date and Extent of development fields. A deadline counts as passed if both the proposed completion date and any extension date are before 30 September 2026. To test whether "Ongoing" means unfinished, we took the overdue registrations that match a project Housystan already listed from builder and market sources before importing RERA data, and counted how many of those projects are complete. That sample is small (80 projects) and leans towards larger builders, so treat the 94% as an indication, not an exact rate.
