According to Magicbricks' July-September 2025 residential market data, 2 BHK homes accounted for 43% of housing demand in Mumbai, while 3 BHK homes accounted for 19%. Homes between 500 and 1,250 sq ft also attracted the largest share of demand.

So, should you choose a 2 BHK or stretch your budget for a 3 BHK? The answer depends on your current needs, future plans and how comfortably you can manage the additional cost.

However, the higher rent also comes with a smaller tenant pool. For an investor focused on finding tenants quickly and keeping the property accessible to a larger audience, a 2 BHK may have an advantage.


Maintenance and Everyday Costs

The purchase price is only one part of the cost of owning a home.

A larger apartment can mean higher maintenance charges, higher utility expenses and greater furnishing costs. A 3 BHK also requires more furniture and appliances if all rooms are used.
